Sinking or shifting pavers near Nashville are almost always a base failure — not a paver failure. Here's what causes it, how to tell if it's repairable, and what a proper fix looks like.
Pavers that sink, shift, or become uneven after installation are one of the most common hardscape problems we're called to diagnose in Middle Tennessee. The good news: the pavers themselves are almost never the problem. The issue is almost always in the base below them — and it's fixable.
The Root Cause: Base Failure
A paver system has three layers beneath the visible surface: the compacted subgrade (native soil), the aggregate base (crushed stone), and the bedding sand layer that the pavers sit in. When pavers sink or shift, one of these layers has moved, settled, or washed away.
The most common causes of base failure in Middle Tennessee:
*Inadequate base depth:* Many paver installations use 3–4 inches of base where 6–8 inches is needed. The thinner base works fine initially but settles over time, especially in Middle Tennessee's clay soil which expands when wet and contracts when dry. Each seasonal cycle compresses a thin base incrementally.
*Poorly compacted base:* A 6-inch base that wasn't compacted in proper lifts (2-inch layers compacted before adding more) can settle by 1–2 inches as it naturally consolidates under traffic.
*Water washing through the base:* If drainage below the patio is poor, water moving through the base material carries fine particles with it over time. This gradual loss creates voids — and pavers sink into them.
*Edge restraint failure:* Pavers on the perimeter of a patio without adequate edge restraint migrate outward over time, causing the entire field to spread and create gaps.
How to Tell If It's Repair or Replace
*Repairable (localized sinking):* If only a section of the patio has sunk — one area has settled while the surrounding pavers are still level — the repair is targeted: lift the affected pavers, identify and correct the base problem, relay the pavers, and refill joints with polymeric sand. The existing pavers are reused. Cost: $500–$2,000 for a typical settled section.
*Repairable (widespread settling):* If the entire patio has settled uniformly — it's all lower than it was, but relatively level — the subbase has settled. The fix is lifting all pavers, adding base material, re-compacting, and relaying. More expensive but the pavers are reused. Cost: $2,500–$6,000 for a typical residential patio.
*Replace (when the base is fundamentally wrong):* If the original installation had inadequate base depth and the patio has settled multiple times in 3–5 years, the right answer is to remove everything, install a correct base, and relay. Continuing to patch a fundamentally inadequate base is throwing money at a recurring problem.
What a Proper Repair Includes
A paver repair done correctly: 1. Lift and stack the pavers from the affected area 2. Excavate to identify the base condition 3. Correct the base problem (add material, compact in lifts, address drainage) 4. Reset the bedding sand layer 5. Relay pavers in original pattern 6. Refill joints with polymeric sand 7. Compact the entire relaid area with a plate compactor (to set the new sand)
The most common repair shortcut that leads to recurrence: not compacting after relaying. Pavers relaid without final compaction will resettle.
