New Home Buyer Property Inspection in Tennessee — What to Check Before Closing

Standard home inspections cover structure, systems, and major defects. But they often miss exterior drainage, crawl space conditions, and landscaping problems that cost thousands to fix. Here's what to look for before closing on a Tennessee property.

A standard home inspection is an essential part of buying a home in Tennessee — but it has significant gaps, particularly in exterior and site conditions. A licensed home inspector checks structural components, major systems (HVAC, plumbing, electrical), and visible interior conditions. They often do a quick walk of the exterior without the expertise or tools to identify drainage problems, crawl space conditions, or landscape deficiencies that can cost thousands to address.

Here's what to look for — and what to ask a qualified contractor to assess — before you close on a Lebanon or Wilson County property.

Exterior Drainage: The Most Underdiagnosed Problem

Walk the property during or after a rain if at all possible. Look for:

*Pooling water in the yard,* especially near the foundation. Water that ponds against the house is migrating toward the foundation and may be causing basement or crawl space moisture problems.

*Erosion channels* — paths where water flows rapidly across the surface during rain, cutting channels through soil or mulch. These indicate the grade isn't moving water to appropriate outlets.

*Downspout discharge locations.* Gutters channel enormous quantities of water through downspouts. Where do they discharge? Downspouts that terminate against the foundation or onto flat surfaces near the house direct water where you don't want it.

*Negative grade toward the foundation.* Stand at the house and look outward — the ground should slope away from the home. If you can see areas where the soil angles toward the house, you have grade problems.

Crawl Space: The Area Inspectors Often Underinspect

Crawl spaces are physically uncomfortable to inspect thoroughly, and many inspectors do a visual check from the access point rather than fully entering the space. This misses:

*Mold on floor joists and beams.* Dark staining on wood framing is almost always mold. A plumbing leak anywhere above — shower, toilet, supply line — can feed mold growth in a crawl space for months before it's discovered.

*Standing water or wet soil.* Water in the crawl space indicates drainage failure, a plumbing leak, or surface water infiltration. All three are serious.

*Failing vapor barrier.* A vapor barrier should cover the entire crawl space floor with overlapping seams and adequate attachment. Torn, missing, or poorly installed barriers leave ground moisture exposed.

*Damaged or missing insulation.* Insulation hanging from the floor joists should be intact and continuous. Missing sections indicate pest activity or physical damage. Sagging or wet insulation should be removed and inspected.

Retaining Walls and Slopes

Inspect any retaining walls carefully:

*Leaning or bulging:* Any wall that's visibly out of plumb is under stress and may be near failure. This is a safety issue as much as a financial one.

*Cracks:* Horizontal cracks in retaining walls indicate the wall is being pushed forward — a sign of inadequate design or drainage failure behind the wall.

*Drainage:* Is there evidence of water weeping through the wall face? This indicates the drainage system behind the wall is overwhelmed.

Landscaping Deferred Maintenance

Calculate the cost of what you see, not just what you're buying. A property with: - Dead or dying trees over the house or driveway - Overgrown shrubs against the foundation (which trap moisture) - Compacted, bare areas where nothing grows - Cracked or settled patios and walkways
